Why window balances fail

Every single-hung and double-hung window hides a pair of balances in the frame — spring mechanisms that carry the full weight of the sash so it glides up and stays put. In South Florida, humidity and salt air corrode the springs and cords years earlier than up north, and one day the sash simply won't stay up.

The fix is straightforward: we measure the sash, match the correct balance type and tension, and replace both sides as a pair. While we're in the frame we also check the pivot shoes, sash guides and tracks — the parts that make a new balance last.

Common balance problems we fix

If your window won't behave, it's one of these

Window slams shut

The sash drops the moment you let go. The balance spring has snapped or lost tension — a safety hazard for fingers and a sign the pair needs replacing.

Window won't stay open

You prop it with a stick or it slowly slides down on its own. The balances can no longer hold the sash weight and need to be matched and replaced.

Window tilts or jams halfway

One side rises faster than the other, or the sash cocked in the frame. Usually one failed balance or a broken pivot shoe throwing the sash out of square.

Window is very hard to lift

A binding balance, worn sash guides or grit-packed tracks make the sash fight you. We free it up and replace whatever is actually worn.

Broken cord or tube visible in the frame

A dangling cord or a spiral tube poking out of the jamb means the balance has let go completely. The sash is unsupported until it's replaced.

Window won't lock when closed

A sash that doesn't fully seat at the sill can't engage its lock. Re-balancing and re-squaring the sash usually restores the lock too.

Why does my window slam shut or refuse to stay up?
Almost always a failed balance — the spring mechanism inside the window frame that counterweights the sash. When it breaks or loses tension, gravity wins and the sash drops. Replacing the pair of balances fixes it.
What types of window balances do you replace?
All three common types found in South Florida homes: spiral (tube) balances, block-and-tackle (cord) balances and channel balances. We measure the sash weight and match the correct balance so the window stays exactly where you leave it.
Can you repair just one balance, or do both need replacing?
We replace balances in pairs. If one has failed, the other has the same age and wear, and mixing an old balance with a new one makes the sash sit crooked and wear the new part out early.
My window is hard to open — is that the balance too?
Often, yes. A binding or broken balance makes the sash fight you in both directions. We also check the tracks, sash guides and pivot shoes while we're in there, since worn guides can mimic a balance problem.
Do you work on older aluminum single-hung windows?
Yes — that's the majority of what we see in Broward and Palm Beach. Original 1970s-90s aluminum single-hungs almost always need new balances and shoes by now, and the parts are still available.
