Replace the door when the frame is rotted or bent, the glass is failing in multiple panels, or you want impact-rated protection you don't have today.

Most repairs are finished in one visit, typically 1-3 hours. Roller and track jobs run about 2 hours per door, handle and lock swaps under an hour, and screen re-screening under an hour. Glass replacement takes two visits because the pane is measured first and ordered to size.

Call for roller or track service if the door takes two hands to move, grinds or squeals, jumps off the rail, leaves metal dust in the track, sits crooked in the frame, or won't line up with the lock. Those are all running-gear symptoms, not glass problems.

Yes. We're based in Dania Beach and keep common rollers, tracks, handles and locks on the truck, so same-day and next-day appointments are usually available across Broward. Broken glass, a door that won't lock or a slider stuck open gets priority scheduling.

We provide a 10-year limited warranty on new installations and a 2-year limited warranty on repairs. Both cover our workmanship and the parts we supply — they are limited warranties, not unconditional guarantees, so storm damage, impact, forced entry and neglected tracks aren't included.

Salt air, humidity and blowing sand. Salt corrodes cheap steel rollers, humidity keeps the corrosion working year-round, and sand grinds into the track and acts like sandpaper on the wheels. We install marine-grade stainless rollers and clean or cap the track so the new hardware isn't destroyed by the same conditions.

Cost depends on the door and the parts, so we quote after we see it — estimates are free and there's no pressure. A hardware repair is almost always a fraction of the cost of a new door, which is why we recommend repair first and replacement only when the door is genuinely past saving.

Impact windows use laminated glass bonded to an inner layer, set in a reinforced frame, so the glass stays in the opening even when struck by debris. In South Florida they mean no shutters to put up, quieter rooms, lower cooling bills and often reduced insurance premiums.

Yes. Cracked, shattered and fogged panes can be replaced in the existing frame in most cases. We measure the panel, order glass in the correct thickness and Low-E coating for Florida code, then return to set and seal it.

Yes. We re-screen with standard, solar or pet-rated mesh, straighten bent frames, replace screen rollers and refit the door so it tracks smoothly behind the main panel. Screen work is usually done on the spot.

Usually yes, and usually without replacing the door. Most leaks come from clogged weep holes, failed weatherseals or a bad perimeter seal. We trace the actual water path, clear the drainage and re-seal or re-glaze the failed component rather than guessing with caulk.
